A Rental Application and background check must be completed and maintained for each applicant 18 years or older who will be living in the apartment and/or contributing to the payment of rent.
Income must be equal to three times the monthly rent and must be verifiable.
Students may have a co-signer/guarantor (parent or guardian) that will ensure rent is paid.

Please note: Up to 24 months of rental history may be verified on present and previous residency and / or mortgage history. A positive record of prompt monthly payment, sufficient notice, with no damages is expected. Eviction, Skip, or Money Left Owing to a Landlord within seven (7) years of application date or falsification of this application may result in an automatic rejection. In addition the resident must have no resident problem issues with current or prior landlord. If an eviction was filed, your application is automatically declined. If you do not have any rental history, then you will need to complete the guarantor/co-signer section of this application.
If you ARE employed: Complete all fields and type "n/a" in the LAST QUESTION ONLY.
If you have accepted a job offer and will be obtaining new employment or switching jobs when you move, please enter your future employer's information and your anticipated income. A job offer letter can be emailed as proof of income and will be verified.
If you are NOT employed and are a student: Skip the Employment fields and answer the last question. If your parents will help you pay your rent please fill out the Co-signer Section
Employment / Income: Applicants must have a verifiable income source of three times the monthly rent. If applicant is a student he/she may have a co-signer/guarantor (parent or guardian) in place of income.
Co-signers be asked to provide verification that their gross monthly income is at least five times the amount of rent that the primary applicant will be responsible for paying. Co-signers must qualify based not only on the proposed rent amount for the applicant's apartment, but the combination of the proposed rent plus their own housing obligation.
At Forest Creek Apartments, we love pets!
However, there are restrictions: Cats, Dogs - 14" tall from the ground and 35 lb limit.
Limit of ONE pet per apartment.
Requirement: You must complete a profile for: 1. Household Pet (annual fee and pet rent fee for a cat or dog), 2. Assistance Animal (no fee, service or ESA), or 3. No Pet/Animal (no fee, profile still required)

All vehicles must have current licenses and inspection stickers as required by Louisiana Law. No unlicensed or inoperable vehicles allowed on the property.
Each apartment is allowed 1, 2 or 3 automobiles and must be owned by resident. No boat, RV, trailer or commercial truck (more than 2 axles) storage allowed on the premises.

All leases are for 12 months and most begin in the summer. What move in date do you need?

Notification: Applicants will be informed of the status of their application by email within five 5-7 business days (Mon – Fri) from submitting the application and Pet application. Management also reserves the right to offer residency to Corporate Companies.
